EVİM DEĞERLİ MODEL
Bosphorus Line Transformation Project · Istanbul · 2011–2016
Evim Değerli was born from the intersection of two needs in Istanbul: professionals looking for high-quality, furnished short-term accommodation, and valuable properties along the Bosphorus that were sitting empty or failing to reach their full potential.
The model was designed to close the gap between existing value and market demand.
Properties were analysed, repositioned and prepared for the short-term rental market through strategic spatial interventions — without unnecessary investment or replacement.
But the model went far beyond transforming the properties themselves.
Marketing, sales, tenant acquisition, check-ins and check-outs, maintenance, ongoing property operations and preparation for the next rental cycle were all managed within one integrated system.
The result was a repeatable model that connected:
VALUE → POSITIONING → MARKETING → SALES → OPERATIONS → REVENUE
Underused properties became revenue-generating products, while a genuine market need became a structured and scalable business model.
The principle was simple: value alone is not enough. It needs the right positioning, the right market — and a system capable of turning demand into sustainable revenue.
